Design-Build vs General Contractor: Which Is Right for You?

Choosing how your project is delivered matters as much as choosing who builds it. The delivery method decides who holds the risk, how changes are priced, and who you call when something goes wrong.

The Three Ways a Project Gets Built

Nearly every residential and commercial project in Idaho uses one of three delivery methods. Each one splits responsibility differently.

1. Design-Bid-Build: The Traditional Route

You hire an architect first. The architect produces drawings. You then put those drawings out to several contractors for bids. You sign a second contract with the winner.

This method gives you a competitive price on a fixed set of drawings. It also gives you two separate contracts and two separate loyalties.

The weakness shows up when the drawings miss something. The architect says the contractor should have allowed for it. The contractor says the drawings did not show it. You pay for the gap.

2. General Contracting: Build From Someone Else’s Drawings

A general contractor prices and builds a design that someone else produced. They coordinate trades, manage the schedule and control the site.

This works well when the design is already complete and correct. It works poorly when the design still has open questions, because every question becomes a change order.

3. Design-Build: One Contract, One Team

You sign one contract. The same company designs the project and builds it. Design and construction happen under one roof and one point of responsibility.

At True-Blue Construction, this is how we work. Our design-build process eliminates the need for separate contracts with architects and contractors.

Why Cost Certainty Arrives Earlier Under Design-Build

In design-bid-build you do not learn the true price until the drawings are finished and bids come back. If the bids exceed your budget, you redesign and bid again. That cycle costs weeks.

Under design-build the builder prices the work while the design develops. Material choices get tested against the budget as they are made, not months afterwards.

This is why our process puts the estimate second. We cost a detailed scope of work and create a realistic budget before design begins in earnest.

Where Design-Build Saves Time

Design-build allows construction to begin on early phases while later phases are still being drawn. Site work and foundations can start while interior details are resolved.

The method also removes the bidding period entirely. On a custom home that period often runs four to eight weeks.

Permitting benefits as well. The team that drew the plans submits them, answers the plan reviewer and makes corrections.

When Design-Build Is Not the Right Choice

Design-build is not always correct. Three situations favour the traditional route.

  • You already hold complete, permit-ready drawings you are happy with.
  • Your lender or insurer requires competitive bids on identical documents.
  • You want the designer to act purely as your advocate, with no builder relationship.

We will tell you when another method suits your project better. A build that starts on the wrong footing rarely recovers.

Questions to Ask Before You Decide

  • Who carries the cost of a drawing error or omission?
  • At what point in the process do I get a price I can rely on?
  • How are changes priced once construction starts?
  • Who submits the permit and handles plan review corrections?
  • Is the design team employed by the builder, or subcontracted?

Questions

Common questions

Is design-build more expensive than hiring an architect and contractor separately?
Not usually. You remove the bidding period and reduce change orders, which is where traditional projects lose money. The visible fee may look similar, but the final number is more predictable.
Can I bring my own architect into a design-build project?
Yes. Many clients arrive with a designer they trust. We work with your architect and still carry single responsibility for delivery.
Does design-build mean I lose control of design decisions?
No. You approve every drawing, finish and allowance. What changes is that the builder prices each decision as you make it.
How long does a design-build custom home take in Idaho?
Timelines vary with size, site and permitting. We provide a detailed schedule before construction starts and update you at every stage.
